How much will it cost?
This is everyone’s first question, and rightly so! A home renovation is often a major expense, and before you (or we) spend hours of valuable time planning, it’s important to have a ballpark price in mind. We ask our customers to share their vision for the project, as well as their budget (everyone has a budget!) In return, we create a bid to bring that vision to life. If our estimate is in-line with your expectations we can move forward with a formal quote. We will meet with you at the property, take measurements, discuss details, and make selections on materials. This process usually takes between 1 - 3 hours onsite with you. Then we work with our internal team, subcontractors, and suppliers to generate a down-to-the-cent estimate that we can stand behind.
Due to the time consuming nature of generating a formal quote, we collect a deposit before coming out to the property. If you decide to work with us that money is credited to your project. If you decide not to work with us any pricing, drawings or plans that we prepare during the quoting process are yours to keep.
How long will it take?
Your home is your sanctuary - a place to relax after a long day - and you would like it back to you as soon as possible. However, there are many moving parts, and schedules to work around to execute a renovation project. This is where our expertise comes in. Proper planning, acquisition of materials, and appropriate buffer time prevent major delays. We provide an expected timeline and frequent updates throughout the project so that you can plan your own schedule around our work. We have every incentive to complete the project as soon as possible and strive for efficiency.
Is your work warrantied?
Yes. All craftsmanship is warrantied for 1 year. Permitted plumbing, electrical and HVAC, is warrantied for 2 years. Permitted structural work is warrantied for 10 years.
Do you work in my area?
We service the greater Houston area, from The Woodlands to League City and Katy to Channelview. We may travel outside of this area for especially unique projects. If you have such a project, please give us a call.
How are payments handled?
At the start of the project the signed contract will outline a draw schedule - indicating certain milestones of the project at which payments will be made. Payments can be made with check, bank transfer, or Zelle.
What if something unexpected is uncovered during the project?
Our industry experience allows us to inspect the home and identify potential problems early on. Most unexpected problems are uncovered at the start of the project during demolition. This gives us time to respond to them before too much work is done. If a major issue is uncovered, we will pause the job and discuss our options with you. Any changes to the work discussed in the contract are handled with change orders (see below).
What if I want to change something in the middle of the project?
With so many beautiful examples of renovations online and on TV, it’s tough to decide on what to do in your home. We understand you may want to change something in the middle of the project, and are willing to accommodate in most cases. However, please understand that there is an order to the process, and changing something often means redoing several other steps. If you would like to make a change to the project, we will first create a change order (see below).
What are Change Orders?
Change orders are invoices used for work outside of the scope discussed in the contract. They exist to protect both us and the client. A change in the scope of work could arise due to an unexpected issue, change in selection from the client, or additional work requested by the client. When these changes come up, work is sometimes paused so the change order can be created and paid in full before continuing.
